Ask someone what a home in Sawgrass costs and the honest answer starts with a question of your own: which Sawgrass? A buyer comparing listings in the low $800,000s might be looking at a patio home inside the gated Sawgrass Players Club, home to the PGA Tour's headquarters and the TPC Stadium Course. Or they might be looking at a similarly priced home inside Sawgrass Country Club, a separate gated community across A1A with its own 27-hole course and an oceanfront beach club. The two share a name, a stretch of Ponte Vedra Beach coastline, and not much else. They don't share a homeowners association, a club, or a cost structure. And this month, one of them filed paperwork that widens the gap even further.
The confusion has history behind it. Developer James Stockton broke ground on Sawgrass in 1972, and the community eventually split into two distinct sides of State Road A1A. West of the highway sits the Sawgrass Players Club, nearly 1,900 homes spread across 16 separately governed neighborhoods, from Oakbridge to Cypress Creek to Salt Creek. This is the side with the PGA Tour headquarters and the TPC Stadium Course, home of THE PLAYERS Championship and its famous island-green 17th hole. East of A1A, and entirely separate, sits Sawgrass Country Club: about 1,409 homes on 1,200 acres running to the Atlantic, with its own 27-hole course originally laid out by Arnold Palmer and Ed Seay, plus an oceanfront Beach Club the Players Club side doesn't have.
The two communities were both part of the original Sawgrass development, and the country club side actually hosted the tournament first, from 1977 to 1981, before it moved permanently to the Stadium Course in 1982.
